The International Hospitality Investment Forum IHIF EMEA gathers in Berlin 23 – 25 March 2026 and it carries with it a dedicated programme on one of fastest growing sectors in luxury real estate. For anyone active or interested in the branded residences sector, the case for being in the room on March 23 is straightforward: the people shaping this market will all be there.



Senior figures from Marriott, Accor, Hilton, Hyatt, Armani, Lamborghini, Bugatti, and Pininfarina will be in attendance alongside leading developers, investors, brokers, and advisors, making this one of the most important gatherings the branded residences industry has seen in Europe.

A Day of Insight From The Sectors Experts: Key Highlights

BxR EMEA is designed for the people navigating this market professionally: developers, investors, brands, brokers, advisors, and lenders. The programme moves across data, market intelligence, brand strategy, deal mechanics and operational and sales insighs

The morning opens with Louis Keighley of Savills Branded Residences, his presentation will cover where the EMEA market stands today, where it is heading, and what the latest pipeline and sales figures reveal about buyer demand and pricing.

A developer panel moderated by Riyan Itani, Director and founder of Global Branded Residences a follows with RoundShield, ASG Iberia, and Blasson discussing where capital is going, how deals are being structured, and what the past year has taught the people actually delivering these schemes.

The brand perspective is represented at the most senior level. Dana Jacobsohn, Chief Development Officer of Marriott International, will discuss how branded residential schemes are growing beyond the traditional hotel-anchored model into broader mixed-use developments spanning different markets.

Daniel Von Barloewen of Accor One Living addresses the standalone model specifically, examining why brands are willing to attach their name to residential schemes without an adjacent hotel, and how standards are maintained without the operational infrastructure a hotel would provide.

Non-Hospitality Branded Residences

The presence of non-hospitality luxury brands on the programme reflects a broader shift in how the sector is evolving. Giorgio Armani, Automobili Lamborghini, Pininfarina, and Bugatti International all have representatives on stage, exploring what happens when a fashion or automotive brand enters residential development and what ultra-high-net-worth buyers respond to.

The panel, titled “How Italians Do It”, looks at whether these collaborations work best as standalone propositions or in partnership with an established hospitality operator who can deliver the service layer the brand itself cannot. It is one of the more candid conversations in the programme, and one with direct implications for how this segment develops across EMEA in the coming years.

Deal Table: Negotiating a Branded Residential Development

The afternoon moves into practice. A live deal simulation moderated by Taylor Wessing puts Cedar Capital Partners and Hyatt’s global head of branded residential on opposite sides of a negotiation table, working through brand standards, fees, operating models, and risk allocation in real time.

The session will show attendees not just what a branded residential agreement contains, but how a negotiation actually plays out, where the pressure points sit, and how deals get done. It is the kind of transparency that rarely happens in public.

Five parallel roundtables will allow attendees to focus on the topics most relevant to their own work: development and design best practices, the operational management of schemes once open, Gen Z sales strategy, wellness and longevity as a residential differentiator, and the technology layer that underpins how residents interact with their homes and services.

Chris Graham of Graham Associates closes the day with a wrap-up of the day and an action plan for the EMEA branded residences sector, drawing the threads of the programme together into a practical forward view.
