Upper House Residences Achieve THB 10 Billion in Sales in First Six Months

The two Upper House branded residences developments in Bangkok have recorded almost 100 sales since private previews began in May 2026, with international marketing now set to commence.

Upper House Residences Bangkok and The Wireless Residences by Upper House have achieved combined sales of approximately US$297 million (THB 10 billion) within their first six months of private sales, according to City Dynamic, the joint venture between City Realty and Swire Properties responsible for the developments.

Nearly 100 residences have been sold since appointment-only private previews began in May 2026.

Following the strong initial response, City Dynamic is ow preparing to introduce the two developments to international buyers, beginning with roadshows in Hong Kong.

The sales performance reflects demand for ultra-luxury residential property in Bangkok, particularly for freehold residences in established central locations. Several units have achieved prices exceeding US$25,200 per square metre (THB 850,000 per square metre), while other residence types have transacted at approximately US$14,800–US$17,800 per square metre (THB 500,000–600,000 per square metre).

The First Upper House Branded Residences

The developments introduce the Upper House hospitality brand to residential living for the first time. The brand is known for its considered design, personalised and unscripted service, and character shaped by its surroundings.

Both towers will be managed by Swire Hotels through the Upper House team, with dedicated residential management, concierge support and hospitality services designed to meet residents’ everyday needs.

The developments also benefit from their position on Wireless Road, one of Bangkok’s established central addresses, where freehold residential opportunities of this kind are relatively rare.

Upper House Hong Kong, the brand’s flagship hotel, ranked eighth in The 50 in 2026, marking its fourth consecutive year in the ranking’s top 10.

Strong Private Sales Support International Expansion

Adrian To, Director of Residential at Swire Properties, highlighted the importance of the sales milestone and the collaboration between Swire Properties and City Realty.

To also highlighted the location, the rarity of a freehold address on Wireless Road, and the internationally renowned architects and designers involved in the development. He said the response reinforced the company’s confidence in Bangkok’s long-term prospects as an ultra-luxury residential market.

Casey Au, Co-Managing Director of City Dynamic, said the private sales period had provided valuable insight into buyers’ priorities across the two developments. The company is now preparing to reach a wider international audience.

“We see strong potential in overseas markets, where buyers are increasingly drawn to Bangkok as a destination for second homes and long-term investment, supported by the city’s solid fundamentals and lifestyle appeal,” Au said.

Thomas Woolsey, Co-Managing Director of City Dynamic, confirmed that the Upper House Residences Lounge and show residences are complete. Prospective buyers can experience three residences showcasing the scale, materials and individual character of the two towers.
