In the latest instalment of Expert Voices, Jason Payne, CEO of BRESI, sat down with Henry Barrow, Sales Director at Knightcrest, to discuss London’s newest luxury branded residences development, Park Hyatt London River Thames Residences.
JP: Thanks for your time today, before we discuss the project I would love for you tell our readers about yourself and your background in London’s luxury residential market.
HB: I’ve been fortunate to work on some of the very best developments in London, landmark buildings with rich architectural heritage to major regeneration projects. Much of my career has been spent working for developers overseeing the full lifecycle of projects, which has given me a deep understanding of the elements required to deliver a truly world-class project.
I’ve always had a particular interest in design, and being closely involved in the early process means I can speak confidently about the craftsmanship, materiality, and intent behind every detail. Buyers today are increasingly interested in the provenance of their home; how it was conceived, who designed it, and the thought that went into its finishes.
After all, each residence should feel individual and characterful, and not just one of many.
JP: Knightcrest works exclusively with the best developments in Prime Central London. For those who don’t know the agency, what should they know about it?
HB: Knightcrest is a multi-disciplinary property agency offering best-in-class sales, after-sales, marketing, and rental services to both developers and private clients. Led by industry veteran Charles Leigh, the agency brings together a team of experts with decades of experience working on Prime Central London’s most successful residential developments.
While Knightcrest is owned by Valouran co-founders Alex Michelin and Matt Robertson, it operates as an independent entity, collaborating with a range of developers to deliver Prime Central London’s finest developments. In addition, the team works closely with private individuals to find their dream home.

JP: The project is one of the most anticipated new developments in London. How would you describe it to a serious buyer?
HB: Park Hyatt London River Thames Residences is a rare combination of world-class design, exceptional, personalised service, with extraordinary river views, anchored by a globally renowned luxury brand, offering a true representation of what a branded residence should offer.
Knightcrest is an industry specialist in collaborating with some of the leading names in interior design to create beautiful and imaginatively designed homes, for our discerning buyers. Beyond the undressed apartments, Park Hyatt Residences will feature a series of uniquely designed homes, each carefully curated by a roster of global designers.
Christian Bense is the first interior designer to shape the debut show apartments, with additional collaborations from acclaimed design talent to be announced in due course. Together, these designers promise to set the project apart from anything else on the market, delivering an aspirational living experience where every detail reflects the quality of the product.
JP: London’s prime market is competitive and buyers have options. What does this project offer that nothing else in the capital currently does?
HB: A global luxury brand with genuine residential credibility. Park Hyatt’s ethos is anchored in the concept of understated luxury that is residentially inspired, the hotels are designed to feel like a home-away-from home, which translates naturally to the residences themselves.
On top of that, every residence will benefit from incredible views across the London skyline starting from the twentieth floor.

JP: The Park Hyatt brand carries serious weight globally. What will the brand actually deliver for someone living in the project day to day?
HB: For those who choose to live at Park Hyatt London River Thames Residences, the brand is expressed not simply through service, but through a way of life. It is felt in the quiet confidence of every detail, the warmth and discretion of every interaction, and the effortless sense that everything has been thoughtfully anticipated.
The result is a home that feels both elevated and comfortable – refined, calming, and seamlessly cared for and managed. It is luxury not as display, but as ease: a rare balance of sophistication, privacy, and exceptional service woven into everyday living.
JP: You mentioned that Christian Bense is the first interior design collaborator announced with more to follow. What is the thinking behind this multi-designer approach and what can buyers expect?
HB: The aim is to give residents genuine choice while ensuring every home feels crafted and individual. Christian brings a warm, contemporary aesthetic rooted in materiality and comfort. Future collaborators will add distinct but complementary perspectives and their own personal take on what a home like this can be.
We work with a range of designers across our portfolio as we find it provides a service that many buyers want turn-key homes. For those who go on to purchase an undressed apartment, the homes with interior design provide the perfect inspiration of how their home could be.

JP: Nine Elms divides opinion in London’s luxury market. Critics point to supply pressure and price performance while supporters see it as one of the most exciting riverside destinations in the capital. Where do you stand and what is your case for it to a buyer sitting on the fence?
HB: Nine Elms has undergone one of the most significant transformations in modern London. Today, it offers direct riverside living, something extremely limited elsewhere, exceptional new infrastructure including the Northern Line extension, a growing community of new retail, dining and world‑class new developments.
For buyers who value modern amenities, security, space, and river views, it represents one of the most compelling propositions in the capital. The area has now matured, we’re no longer talking about a vision or a future promise, it is now a proven and thriving neighbourhood enjoyed by its residents.
JP: These are ready to move in residences. Buyers at this level have high expectations when it comes to quality and little patience for delay. How significant is this turnkey offer?
HB: Of course. At this level, buyers are often time-poor and globally mobile, so convenience really matters. Turnkey is a major advantage because it removes friction from the entire process. Every detail, from the design to the service offering and even the move-in and beyond, has been carefully considered to allow for this.
At Knightcrest, we work closely with our buyers to ensure the process is as seamless as possible from first contact to moving in and beyond. One of the main benefits of Park Hyatt Residences over other developments in London is that it is build complete, meaning buyers can move in straight away without delays.
JP: The amenities package goes well beyond what most luxury developments offer in London. Walk us through what daily life actually looks like for a resident.
HB: A typical day might start with a swim in the pool or a session in the private gym, followed by a coffee reading the newspaper in the exclusive residents’ lounge on the 19th floor overlooking the river. Deciding between in-residence dining or heading down to the hotel restaurant for breakfast might be your toughest decision of the day. There are dedicated board rooms to host meetings, or less formal spaces on the 19th floor to answer your emails with a view.
Travelling to meetings couldn’t be simpler, with Central London a short journey away by car, with the Victoria and Northern Lines under 10 minutes away.
Your whole day can be supported by Park Hyatt’s dedicated residential services staff. The experience blends hotel-level services and amenities with the privacy and comfort of a private residence.

JP: What is the buyer profile you expect and where is the appetite coming from?
HB: We anticipate interest from both domestic and international buyers who prioritise quality, service, and security. Many are already familiar with the Park Hyatt brand from their travels and are seeking a London home that offers that same level of refinement.
The riverside location also appeals strongly to buyers looking for views, space, and an environment with long-term value potential.
JP: This is one of the first significant branded residence launches in London for some time. Does that feel like an advantage or does it bring its own pressure?
HB: I believe it does. London remains one of the world’s most desirable and stable markets, and buyers increasingly want the assurance, service consistency, and lifestyle benefits that a leading global brand like Park Hyatt provides.
JP: London has a strong branded residences sector but has lost ground to other global hotspots in recent years. Does Park Hyatt London River Thames Residences signal that branded residences in London are back?
HB: Absolutely. Park Hyatt London Residences reaffirms London’s position as a capital for world-class branded living. It marries the city’s enduring heritage and stability with the unparalleled service, sophistication, and exclusivity that only a global brand like Park Hyatt can offer.
For discerning buyers seeking both long-term value and an exceptional lifestyle, it signals that branded residences in London remain as compelling and aspirational as ever.
JP: Thanks for your time today is there anything else that you would like to highlight about the project?
HB: This marks Park Hyatt’s debut branded residence in London, arriving at a time when the city is increasingly regarded as a haven for both local and international buyers, with renewed optimism in the residential market. The development offers a fresh, sophisticated vision of cosmopolitan living, transforming riverside life in a vibrant, rapidly evolving neighbourhood.
With exceptional design and hotel-level service at its heart, it promises a truly refined lifestyle. We look forward to welcoming the first residents later this year.
