Layan Verde Wins Two Honours at the 2026 PropertyGuru Thailand Property Awards


The exclusive mixed use development Layan Verde, has taken home two awards at the 2026 PropertyGuru Thailand Property Awards, recognising the Phuket development for Best Luxury Mixed Use Development (Phuket) and Best Ultra Luxury Condo Architectural Design (Phuket)


Set within a 7.5-hectare landscaped park in Bang Tao, Layan Verde is designed around the idea of a self-contained lifestyle destination, combining branded residences & luxury apartments with hotels, extensive landscaping, hospitality, retail, dining, wellness, fitness and social spaces.

More than 65 amenities and services include a 5,000-square-metre retail destination, restaurants and cafés, a 1,500-square-metre wellness centre, swimming pools, padel courts, children’s clubs, coworking and event spaces.

The project also brings together bionic architecture by Dewan Architects + Engineers, landscape design by SHMA and hotel management by Dusit International.

Construction is advancing at a strong pace across the development, with multiple buildings already at different stages of structural, masonry and engineering works.

The latest update in September recorded more than 2,400 piles installed and over 30,500 cubic metres of concrete placed, with completion scheduled for 2028.

As of September, 2,403 piles have been installed, with 349,800 m³ of soil excavated and 30,535 m³ of concrete placed to date. Construction is progressing across multiple buildings, with foundation, basement, structural and upper-floor works underway, alongside continued works on the showroom and other site infrastructure.

The awards come at a time when competition is intensifying across Phuket’s branded residences market and the upper-end residential market, particularly around Bang Tao and Layan.

With a substantial share of the island’s higher-value residential supply concentrated in the area, differentiation is becoming increasingly important, from the strength of the hospitality offering to architecture, sense of place and the wider ownership experience.

Beyond the Trophies — Market View from PropertyGuru’s Double Winner Layan Verde

Layan Verde, VillaCarte Group’s flagship development in Phuket, earned double wins at the 2026 PropertyGuru Thailand Property Awards, taking home honours in Phuket’s best mixed-use development and best architectural design categories.

The awards recognised 37 project winners across Thailand, with seven Phuket-based developments collecting nine awards total.

Competition in the Bang Tao Hub

Bang Tao, Laguna and Layan together make up a substantial share of Phuket’s near-term residential pipeline. The wider Bang Tao hub accounts for 62% of units due for completion across the island in the second half of 2026, and 71% of those scheduled for 2027.

The numbers are even more striking at the upper end. Bang Tao represents 52.3% of residential units currently offered for sale across Phuket, but 64.2% of their total value — a clear indication of how much higher-value stock is concentrated in the area. Layan Verde sits within this part of the market, with its Premium and Luxury collections.

Of the 60 Premium-class projects tracked across Phuket, 31 are in Bang Tao, including eight in Layan. The area is also home to 58.6% of the island’s Lux and Lux+ units currently on the market. With so much higher-value supply concentrated in Bang Tao, standing out becomes harder — and more important.

The next layer of competition

Knight Frank identifies Phuket as one of the lifestyle destinations attracting international residential buyers. Its research shows strong demand for quality residences on the island, alongside growing expectations around hospitality-led services, wellness, convenience, privacy, a strong sense of place and qualities that are difficult to replicate.

Mr Bukhkalov, noted, “During the PropertyGuru assessment, the judges showed particular interest in our partnership with Dusit International. That probably reflects the wider momentum around branded residences today. Dusit is genuinely a core part of Layan Verde, but I don’t think the recognition came down to one element alone.

“We want to keep building on this identity and are now exploring further collaborations with leading Thai brands. Perhaps that is why Layan Verde has been able to develop such a distinct character without trying too hard to be different.”

Dusit International will operate over half of Layan Verde’s 774 residences and one of its two five-star hotels. Architecture by Dewan Architects + Engineers, led by Mohammed Adib, follows the site’s natural topography, with layered forms and façades largely wrapped in vertical greenery to preserve privacy and views.

Approximately 40% of the site is dedicated to infrastructure, shared spaces and landscaping. Bangkok-based SHMA’s landscape architecture includes more than 300 plant species and over 10 waterfalls, while more than 65 amenities are planned across the development.

Community experience shaped outside residences

The project also extends its support into the surrounding community. Layan Verde built a new stormwater collector with capacity above its maximum calculated discharge and transferred to the Phuket municipality, and the system now also serves neighboring properties. VillaCarte Group also contributed to the Layan Beach access road and a pedestrian pathway.

Layan Verde is being developed in line with EDGE standards with interim calculations showing an approximate 38% energy savings, 30% water savings, and 34% reduction in embodied carbon against the EDGE baseline. 

This year’s recognition follows a broader run of industry honours: VillaCarte Group took a PropertyGuru breakthrough developer award in 2024, while Layan Verde has since added architecture recognition at AADA and two further PropertyGuru wins in 2026.
