Inside the First Completed Cliffside Estate Homes at Waldorf Astoria Residences Costa Rica Punta Cacique
Waldorf Astoria Residences Costa Rica Punta Cacique announced today the completion and delivery of its first three Estate Homes and unveiled a first look at these grand cliffside residences.
The Estate Homes are set within Punta Cacique, a 600-acre master-planned community on Guanacaste’s Cacique Peninsula, just beyond the Nicoya Peninsula, one of the world’s five Blue Zones, where residents are known for exceptional longevity and well-being.
They mark the first Waldorf Astoria Residences at Punta Cacique, joining the recently opened and sold-out condominiums as the community enters its next phase of growth.
Created by an acclaimed team of architects, planners, and landscape designers, including GarnierArquitectos, RoblesArq, and EDSA, the Estate Homes are perched above the white sands of Playa Penca with unobstructed views across the Gulf of Papagayo to the Pacific.
The limited collection of Estate Homes spans over 11,000 square feet and is priced from mid-$7 million to $11.75 million, with more than 50 percent sold and sales for the 10 remaining homes now underway.

“When I first saw this peninsula, I knew it was one of the most extraordinary places I’d ever visited,” said Steve Case, co-founder of AOL and Chairman and CEO of Revolution Places, the developer of Punta Cacique. “We were determined to take the time to select the right partners with a deep respect for Costa Rica’s natural beauty. As our lives become increasingly digital, I believe the places where people gather, reconnect, and create lasting memories become even more meaningful. From the beginning, our goal wasn’t simply to build a resort or sell homes; it was to create a community. Seeing the first owners move in is an exciting milestone and the beginning of the next chapter for Punta Cacique.”
A Thoughtfully Preserved Coastal Setting
Carved into one of Costa Rica’s most spectacular and thoughtfully preserved coastal settings, the Cacique Peninsula sits within Guanacaste, a region defined by miles of coast, national parks, rainforests, and volcanoes, with the beach towns of Playa Hermosa and Playas del Coco just minutes away.
The peninsula unfolds into the Gulf of Papagayo, with islands lying just offshore and a shoreline shaped by inlets and quiet coves that keep the waters calm and clear. Playa Penca, the secluded beach at the coastal edge of the community, is reached by a winding path through the bluff.
The region is celebrated for longevity and a slower, more intentional way of life, values that shaped the community’s design from the beginning.
Fully Furnished and Appointed to the Highest of Standards

Each fully furnished four- and five-bedroom residence ranges from 4,444 to 5,736 interior square feet, with total living area reaching up to 11,027 square feet across expansive multi-level terraces, an oceanfront pool, and open layouts that bring natural light and ocean breezes to every level. Select Estate Homes feature dual ocean-view pools.
These two-level and three-level homes are sited to the contours of the bluff, framing the ocean from nearly every room, and are built with local, natural materials. Earth-toned palettes, native landscaping, and atmospheric lighting connect each residence to the land and sea.
Each Estate Home is equipped with a private elevator, outdoor kitchens, showers, and entertaining areas with Italian BBQs and stainless-steel fittings. Chef-inspired gourmet kitchens by Cucine Lube are finished with leathered Taj Mahal quartzite countertops and islands, as well as premium appliances.
Primary suites open to private terraces and spa-style bathrooms with Apaiser tubs, Vermont beige marble, and Kohler Vibrant Titanium fixtures. Handcrafted finishes run throughout, from Turkish Rimini beige marble floors, chukum plaster walls, teak ceilings, and eucalyptus veneer millwork to bespoke Naturtex panels, Arabescato Orobico marble, and Nettle wall coverings.

“Following the success of Peninsula Papagayo over the last two decades, Punta Cacique is well-positioned as the next destination for buyers seeking an early opportunity to own a luxury branded residence in Costa Rica,” said Andy Ardila, co-founder of Ardilla Costello Team (ACT) at Compass, the exclusive sales and marketing partner for Waldorf Astoria Residences Costa Rica Punta Cacique. “The final release of Estate Homes represents an incredible opportunity to own in the earliest stages of this visionary Guanacaste development, where life slows down, connection to nature is abundant, and wellbeing is truly prioritized.”

Waldorf Astoria Costa Rica Punta Cacique
The opening of the Waldorf Astoria Costa Rica Punta Cacique in April 2025 marked the brand’s first hotel in the country. Just named among the 25 Best Resorts in Central America in Travel + Leisure’s World’s Best Awards and the top property in Guanacaste, the resort gives Estate Home owners 24/7 personal concierge service and full access to its amenities.
Owners enjoy direct access to Playa Penca, six dining venues including the signature Peacock Alley Bar, a 10,000-square-foot meeting space, and a 17,000-square-foot spa and wellness sanctuary with ritual-based treatments inspired by local Chorotega traditions and treehouse treatment rooms, a state-of-the-art fitness center, a movement studio, an outdoor yoga pavilion, multi-level lap and thermal pools, a private beach club, plus a dedicated Kids Club and Teens Club.
Owners also receive Hilton Honors® Diamond status for the duration of ownership and may participate in a fully managed rental program professionally operated by Hilton.
Steve Case acquired the Cacique Peninsula in 2006 and spent nearly two decades assembling the right partners to realize a long-term vision for the property.
The result is a low-density, ecologically attuned community designed as a model for next-generation travel and living, planned across multiple phases as a series of resorts, residences, and wellness-driven amenities, with a working farm, equestrian center, and a locally curated commercial village among the experiences still to come.
Located just 30 minutes from Daniel Oduber Quirós International Airport (LIR), which serves more than two million travelers a year, Punta Cacique offers convenient access from major cities across North America while providing an exceptional sense of privacy on one of Costa Rica’s most remarkable stretches of coastline.
