Marriott Is Betting Big on Branded Residences in the Dominican Republic

Active for 25 years in the branded residences sector, Marriott International has established itself as one of the world’s most trusted names in the sector. Under the banner of Marriott Residences it offers 16 individual brands that are operate in residential branded real estate.



Marriott International (Nasdaq: MAR, “Marriott”) grew its portfolio by over 4.3% in 2025, adding more than 700 properties and nearly 100,000 rooms globally, with a pipeline of approximately 610,000 rooms representing a 5.7% year-over-year increase.

Celebrating 25 years in branded residences, the company also signed a record 55 residential deals (a 50% increase year-over-year), closing 2025 with 149 open locations and 175 projects in the pipeline across multiple luxury brands.

Dominican Republic Tourism Drives Luxury Real Estate Sector

The Dominican Republic, occupying the eastern two-thirds of Hispaniola in the Caribbean, offers a mix of white-sand beaches, lush mountains, and vibrant culture. Tourism has long been its economic backbone, drawing millions annually to resorts in Punta Cana, Puerto Plata, and Santo Domingo.

However in recent years, the country has attracted a wealthier demographic, with luxury real estate developments rising quickly along its coastlines.

The luxury real estate market in the Dominican Republic attracts high-net-worth buyers primarily from the United States, Canada, and Europe, typically between the ages of 40 and 65. Many are lifestyle and retirement seekers drawn to the tropical climate, ease of access, and the Dominican Republic’s growing expat communities.

For investment-focused buyers, the financial case is clear. Rental yields of 6 to 10%, no capital gains tax, and generous Confotur Law incentives including up to 15 years of property tax exemption position the Dominican Republic as one of the Caribbean’s most attractive luxury real estate markets.

Buyers are prioritising privacy, security, a lock up and leave lifestyle, exclusive amenities, and rental income potential and increasingly, environmentally conscious buyers are being drawn to developments incorporating, hotel like services, expert management and sustainable design.

With it’s low property taxes, relatively affordable land compared to other Caribbean destinations, and a favorable foreign ownership climate the Dominican Republic is a serious option for high-net-worth buyers seeking vacation homes and investment properties.

The Marriott branded residences story began in the Dominican Republic on the country’s northern coast, where The Ocean Club, a Luxury Collection Residences, opened in 2021 in Sosúa.

Developed by Ocean Club Group, the property sits on a private stretch of oceanfront and offers 68 branded residences ranging from one-bedroom condos to four-bedroom penthouses, spanning from 1,000 to 6,000 square feet, each with full five-star hotel services managed under The Luxury Collection brand.

Amenities include three outdoor pools, an Ocean Club Spa by ESPA, a dedicated marina and helipad, and a winery. Dining options span Mediterranean cuisine, an Aguají tasting menu rooted in Dominican and Taíno heritage, and an Asian-Peruvian fusion restaurant.

The Residences at The St. Regis Cap Cana became the 28th St. Regis branded residence in the world and the first five-star branded real estate offering in Cap Cana.

The project occupies a 17-acre beachfront site with 800 feet of private beach within the established Cap Cana enclave.

The collection comprises 70 branded residences across three distinct room types. The 47 beachfront homes range from one to four bedrooms and from 1,442 to 4,574 square feet. The 15 Golf Terrace Residences overlook the first and second holes of the Punta Espada course, the Jack Nicklaus Signature layout ranked the number one golf course in the Caribbean by Golfweek.

Completing the collection are six Astor Residences and two penthouses, with the larger penthouse spanning 20,742 square feet across two levels.
