At the true luxury level, branded residences have added strength to the real estate sector in Costa Rica, attracting high net worth globally property investors.

Branded residence buyers in Costa Rica receive hotel-managed services, access to resort amenities, and the reputational backing of an internationally recognised hospitality or lifestyle brand.

This segment commands premiums of 30 to 40 percent over comparable non-branded inventory in the same geography.

Foreign nationals can own property in Costa Rica under the same legal framework as citizens, with full titled ownership recorded in the National Registry.

There are no restrictions on the percentage of a property a foreigner can own, no mandatory local partnership requirements, and no caps on repatriating proceeds from a sale.

Maritime Zone Law does govern the 200-meter coastal strip, where the first 50 meters from the high-tide line cannot be privately owned by anyone, and the following 150 meters require a concession rather than titled ownership.

Foreigners cannot hold concession land directly and must own it through a Costa Rican corporation or with a Costa Rican partner holding at least 50 percent.

The country has no capital gains tax on real estate. Annual luxury property taxes apply to homes valued above approximately $270,000, and transfer taxes of roughly 1.5 percent apply at the point of sale.
