Sixty individually titled villas form one managed hospitality operation in Kendwa, with registered leasehold ownership and a shared guest, reservations and rental system. Five villa designs sit among trees near the beach, shaped by Swahili materials and Zanzibar’s climate.

Sixty villas, One Hospitality Operation
Each villa at Liyongo carries an individual leasehold interest registered under Zanzibar’s condominium framework. The lease identifies the property and governs occupation, letting, resale and inheritance. Owners have three weeks of personal use each year; every villa participates in the managed rental pool for the remainder.
Zanzibar’s condominium framework allows individually held villas to form part of one managed development. The sale agreement, lease, management agreement and rental-pool agreement set out the owner’s rights, shared obligations and relationship with the hospitality operation.
Foreign buyers can acquire registered leasehold interests in qualifying developments in Zanzibar. At Liyongo, the interest is registered through the Zanzibar Land Registry under the condominium framework. Every buyer should have the lease, sale agreement and tax position reviewed by an independent Zanzibar legal adviser before purchase.
Each villa is individually owned but operated through one coordinated hospitality structure covering management, reservations, guest service and shared spaces, giving owners and guests a consistent experience across the development.
Liyongo sits within Kendwa itself, set among trees on higher ground and a short walk from the beach, with the village and Zanzibar’s north coast around it.
