Savills Annual Branded Residences Report 2024-2025
The Savills annual branded residences report 2024/2025 is always a great informative publication expertly put together by Rico Picenoni and his team.
The report highlighted that an additional 240 projects have been added to the development pipeline across 100 markets globally. This aligns with our own data from our growth report article, The Branded Residences Train Shows No Signs of Slowing Down which we produced earlier this month.
Key takeaways from the the Savills report, are that there is a growing trend of new players entering the market from the non hospitality sector, the luxury hospitality sector continues to dominate, but non luxury market share is growing attracting a new buyer demographic.
Overall 79% of branded residences globally are with hotel brands.
The number of non-hotel branded projects represented 19% of the global network in 2023, and, with non-hotel brands collectively announcing more than 70 developments in the last 12 months, it is now expected that they will represent 21% by the end of the forecast period.
The Middle East and Africa demonstrate the most robust growth at 270% from 2024 throughout the forecast period. Dubai remains the most internationally active market for branded residences, followed by key hotspots in Miami, New York, Phuket, and London.
Looking at the geographic evolution of the branded residences sector, North America, traditionally the sector’s most active region, saw its global activity drop below 50% in 2015.
By the end of the forecast period up to 2031, this region is expected to further reduce to 25%.
Market share is shifting to Asia Pacific, and based on its annual growth trajectory and comparative analysis with North America, the region could potentially rival North America’s market position within the next 12 years.

In preparation for an official groundbreaking and ground-up construction in Q1 2025, the site clearing has commenced with the identification and removal of invasive casuarina pine trees, the installation of construction fencing and project signage, and the building of viewing platforms and a temporary boat dock, which will facilitate site tours for potential buyers of the Six Senses Residences Grand Bahama.

RAK has experienced substantial development in the real estate sector in the past decade across the clusters of Al Hamra, Mina Al Arab and Marjan Island.
The emirate is poised to experience significant growth in its residential sector, with a total of 14,148 new residential units announced to be developed between 2026 and 2029. Branded residences account for 5,604 of these units, reaching a 40% share of the total.
