In the latest instalment of “Expert Voices:” Jason Payne puts the questions to Tamara Getigezheva Co-Founder of Mira Developments, to discuss the journey from a real estate agency to luxury property developer, and how the company is creating some of the most exclusive branded residences, with the world’s most exclusive, fashion and design brands.

JP: Thanks so much for taking the time to do this Tamara, firstly, I would love to know more about you, your motivations and your management style?

TG: In real estate, it’s too easy to hide behind big words or pretty renders. I care about whether people actually want to live in what we build – not just look at it.

We collaborate with some of the world’s best architects, designers and craftsmen to make sure the buyer would step into a space where everything works perfectly.

I’m also not one for micromanagement. I want strong people with opinions, because I’ve seen what happens when everyone just nods along.

Mistakes get made, but the right mistakes push you forward. I’d rather clean up after ambition, than have a team that never challenges itself.


JP: Mira was founded in 2020 as property brokerage and quickly became a hugely successful “newcomer” and just 3 years later, Mira Developments was established. What prompted such a quick move into becoming a developer of branded residences?

TG: Our move into development, after founding Mira as a brokerage in 2020, was a natural next step in our real estate journey. Years of working in Dubai’s property market gave my partners and me not just a window into the market, but a much deeper understanding of what buyers truly want.

From day one, we saw Mira Estate as the first step toward something bigger – what would eventually become Mira Developments.

Our hands-on experience in real estate didn’t just help us spot trends; it let us see real opportunities for innovation.

We made a point of listening closely to our clients, walking with them through every stage of the buying process, and paying close attention to their feedback.

We also saw a clear gap in the market for branded residences. Before us, no one was offering fully branded luxury homes that combined distinctive design, bespoke furniture, high ceilings, and à la carte services.

These details became the signature of our projects, and we’re proud to have set a new standard for quality in the market.

JP: From my experience most developers choose an established hotel brand for their first branded residences, because they see it as a safer choice. What motivated you to take a different approach by partnering with Trussardi, a non-hospitality brand, for your first project?

TG: If you play it safe, you’ll never stand out. Hotel brands have their strengths, but there’s a fundamental difference between hospitality design and residential design; hospitality focuses on short stays and operational efficiency, whereas residential design needs to feel effortless for daily life.

In Trussardi, we saw a partner who understood how a home should feel.

They have instincts and experience about comfort, flow, colours, how fabric feels against your skin – everything. It felt risky, but in today’s market, the only real risk is being forgettable.


JP: Your subsequent projects Mira Villas designed by Bentley Home in Dubai, POST Hotel & Residences by ELIE SAAB in Switzerland, were also with non hospitality brands, does working with these world class non hospitality brands give you more flexibility?

TG: When you follow the real brand’s DNA, you create something with a real soul. It doesn’t mean you have to sacrifice creative freedom.

On the contrary, there’re always some internal discussions going on, sometimes even heated arguments. And don’t forget, it’s always a journey for both sides.

For example, POST Hotel & Residences by ELIE SAAB is the brand’s first hospitality project, and they’re sharing this adventure with us.

JP: How do you navigate the process balancing the unique identities and brand standards of your branding partners, with Mira’s vision, to create unique and functional luxury homes?

TG: Each brand we work with has its own distinct heritage and design language, and our role is to thoughtfully integrate that identity into living spaces without compromising day-to-day functionality or comfort.

It’s a careful balance – maintaining brand integrity while ensuring the end result feels intuitive and natural to live in. That’s where the strength of the partnership comes in.

We don’t just apply a name to a space; we work closely with our partners from concept to completion to ensure that every detail reflects both the brand’s character and Mira’s vision.

JP: Last month we witnessed the official launch of Mira Coral Bay in Ras Al Khaimah, introduced as the world’s first multi branded community, 14 Brands, luxury residences, villas, five star hotels, beach clubs and fine dining, it is a huge undertaking. So I have to ask, why develop such a large community, and is this the future of banded real estate in your opinion? 


TG: Getting even two brands aligned can be hard – getting a dozen is a risk most wouldn’t take. The industry keeps copying the same formula, and I think people are bored with it.

Our goal is to create communities where the joy of living extends beyond the four walls of your home.

Imagine looking out at buildings designed by world-class architects, their elegant facades shaping the landscape. Every detail, from the walking paths to the landscaping, works together to create a unified style and atmosphere.

For anyone who loves design, it’s genuinely inspiring to be surrounded by such carefully considered beauty.

This kind of environment does more than look good – it changes the way you see the world and pushes you to aim higher.

We believe the spaces we inhabit truly shape our outlook, motivating us to reach our own potential.

This new approach has taken us to another level entirely. Master developments are a challenge few developers can take on, but it’s also an exciting process.

We take care of every detail – location, privacy, comfort, and five-star service. Every owner has a real person to call in case something goes wrong, and have it solved right away. 

This kind of personalized service fosters a sense of belonging to a truly elite community.


JP: Mira Developments has become one of the most respected and creative developers of luxury branded real estate in the world, where do you see the company in the next 5 years?

TG: Branded residences are what we’re known for – our calling card, defined by a level of detail you won’t find anywhere else. The next chapter: master developments. Bringing multiple iconic brands together in one neighbourhood once seemed impossible, but we’ve made it happen.

Alongside names like Dolce&Gabbana Casa, Bentley Home, Etro Home, Jacob & Co., John Richmond, and Trussardi, Mira Coral Bay will introduce a completely new branded concept – Kadar Villas.

Created in collaboration with a world-renowned architect – whose identity we’ll reveal later this year – this project promises to set a new benchmark for branded living.

We’re also taking this approach beyond the UAE, with projects underway in two other countries.

I’ll leave a bit of mystery for now – later this year, we’ll announce two more master plans. And hopefully, that means even more chances to connect in the months ahead.
