The sector added a remarkable 240 new projects across 100 markets globally.
As well as an increasing number of projects, the geographical spread of branded residences has expanded, with operators and brands looking to previously untapped locations to reinforce
their market share.
This expansion includes emerging markets, experiencing economic growth and wealth accumulation, where brands can particularly leverage their global recognition and reputation.
New entrants, including non-hotel brands, are entering the market. While luxury hotels remain dominant, non-luxury chains are gaining market share and attracting a diverse range of news buyers.
Hotel brands account for 79% of the branded residence sector globally, and, within the hotel branded sub-sector, roughly two-thirds are positioned within the luxury segment with the remaining sub-sector involving midscale, upscale and upper-upscale brands.

Standalone branded residential projects made up 8% of the global market in 2023, projected to reach 12%. Non-hotel brands represented 19% in 2023, expected to grow to 21% after announcing 70+ new developments.
The most active brand in the sector is The Ritz-Carlton which has, this year, reclaimed the top spot from Four Seasons.
What has propelled The Ritz-Carlton over the last 12 months has been its astonishing growth in standalone developments, which now represent more than one-third of the brand’s global portfolio
YOO remains the market leader in the non hotel branded sector, Pininfarina and Elie Saab have both become especially active, with Pininfarina, in particular, dedicating significant resources to South America.
In terms of trends several observations can be made. The hotel-branded residential sector is shifting by 2031, non-luxury segments will expand from 33% to 36% of the global network, while non-hotel brands will grow modestly from 20% to 21% market share, reflecting a gradual diversification beyond traditional luxury offerings.

Viceroy Branded Residences Debuts in Fort Lauderdale with Naftali Group
Naftali Group, in collaboration with Miami-based architecture firm Arquitectonica and New York City-based interior design firm Rockwell Group, has crafted a modern design with nods to resort-style and nautical themes for Viceroy Residences Fort Lauderdale inspired by the flowing patterns of sea and sand, as well as the city’s rich sailing and yachting heritage.
Situated between Las Olas Boulevard and Flagler Village, Viceroy Residences Fort Lauderdale will redefine the residential experience in the city with over 30,000 square feet of thoughtfully designed amenities and bespoke services.
Residences will feature open-concept layouts with floor-to-ceiling windows and glass doors as well as generously sized terraces for seamless indoor-outdoor living, allowing for maximised views of Downtown Fort Lauderdale and views of the Atlantic Ocean from higher floors.
Kimpton Branded Residences Monterrey Mexico
Kimpton Monterrey will feature 120 stylish guest rooms as well as 60 luxury private branded residences. Kimpton Monterrey will be located in the new-build mixed-use Torre Rise, set to be the tallest tower in Latin America.
An onsite wellness center will feature an indoor pool, sauna and massage treatment rooms. Kimpton Monterrey’s inspired restaurant and bar concepts will include a full-service restaurant as well as a lobby lounge on the 16th floor.
Additional amenities will include a designated 1,244 square-meter space to host unique meetings and social gatherings.
As with all Kimptons, the property will also feature perks such as Kimpton Kickstart morning coffee and tea service, Kimpton Social evening social hour, a “Forgot It? We’ve Got It!” program, in-room yoga mats and pet-friendly policies.
Owned by Grupo Alora and operated by Marca Hotel Solutions, Kimpton Monterrey represents IHG’s continued expansion in the branded real estate sector.

Resort destinations, particularly in the Mediterranean and Caribbean, make for ideal second home destinations considering the lock-up-and-leave possibilities that are a hallmark of branded residences.
Global hotspots such as Dubai, Miami and Phuket have the largest number of branded residences when it comes to sun-and-sea resort destinations, making up 14% of the market share among resorts.
They are followed by Hội An, Bodrum and Los Cabos. However, ski resort destinations are equally suited to branded residences and account for 100 projects globally.
Beyond 2024, the pipeline of projects represents developments that are reasonably expected to be delivered and, compared to the historical annual growth, the pipeline suggests continued growth of
at least 10%.
What remains relatively certain is the desire from all stakeholders to keep developing this space and, with a little perseverance, they can contribute to sustaining a sector that continues to impress with its trajectory each year.
